The Terwillegar Heights area is a highly family-focused district in southwest Edmonton, surrounded by green spaces, walking paths, children playgrounds, near amenities and the new recreation centre in Leger, south of Riverbend. Terwillegar homes were built near the turn of the century and are a mix of residential real estate from middle-class houses and townhomes to multi-million dollar luxury houses situated on roads that curve and wind unlike any other district in the city.


Riverbend has a high demographic of professionals with several lawyers, doctors, professors, real estate agents and city planners. Riverbend Edmonton is known for luxurious houses surrounded by mother nature, walking trails, natural ravines and the river valley. It is divided by Terwillegar Drive and is also the largest district in southwest Edmonton. Homes in this part of south-west Edmonton are situated on a higher elevation than other parts of our municipality. It is divided by Terwillegar Drive with more mature and historical Riverbend homes on the west and newer luxury Riverbend real estate on the east.


The Windermere area is also situated the southwest Edmonton, Alberta, bounded by Terwillegar Drive and Anthony Henday, a few minutes from the up and coming district of Riverview. During our last real estate boom, Windermere was the number one place to purchase a home for many people who work in the oil and gas field with only a short commute to our municipal airport. House prices range from some of the cities most expensive real estate to ample apartment luxury style condominiums.


On the edge of our city limits, south-west of Anthony Henday lies the newest southwest Edmonton district called Riverview. This area still has on-going residential construction, nestled near some beautiful ravines and country residential real estate. Mattamy, Daytona and Kimberly are dominant builders and is currently the hottest place to purchase southwest Edmonton new builds. These new Riverview area homes are located in the communities of Edgemont, Riverview, Stillwater, Uplands and the up and coming community of River's Edge.


Some of our municipalities most expensive and luxurious properties are located here along Fox Drive and Saskatchewan Drive. Many of these luxury University homes overlook the famous River Valley. Living here means easy access to the Downtown Core, Walterdale Playhouse, Royal Mayfair Golf Club, Hawrelak Park, and the University of Alberta and the nightlife on Whyte. Similar to Riverbend, this portion of southwest Edmonton encompasses a higher professional income demographic. Residential real estate ranges from the original charter houses to new infills with legal basement suites for extra income.
